Personal Loan

A personal loan gives you money for almost any personal need, such as a wedding, medical bills, education, travel or clearing costlier debt. You usually do not have to pledge any property, so the lender looks closely at your income, job stability and credit score. You repay in fixed monthly EMIs. Because there is no security, the interest rate is usually higher than on a home loan or a loan against property.

Security: Usually none
Repayment: Usually 1 to 5 years
Lender checks: Income, credit score, existing EMIs

Business Loan

A business loan pays for the running and growth of your shop, firm or factory: new stock, machinery, a second branch or day-to-day working capital. It can be unsecured, or backed by property or machinery, which often brings a lower rate. Lenders usually look at how long the business has run, its turnover, bank statements and income tax returns, so keeping clean records helps your application.

Security: Unsecured or secured
Repayment: Usually 1 to 5 years, longer if secured
Lender checks: Business age, turnover, ITR, bank statements

Home Loan

A home loan helps you buy, build or renovate a house or flat, and the property itself is the security. Lenders usually finance about 75% to 90% of the property value depending on the loan size, and you pay the rest as down payment. Repayment can run up to 30 years, which keeps the EMI lower, but a long tenure also means much more total interest. Part-prepayments along the way can cut that cost sharply.

Security: The home you buy or build
Repayment: Up to 30 years
Lender checks: Income, credit score, property papers

Loan Against Property

A loan against property lets you borrow against a house, shop or other property you already own, while you keep using it. It can fund business expansion, education, medical costs or paying off expensive debts, and the rate is usually lower than on an unsecured loan. The property needs clear ownership papers. Borrow with care: if repayments stop, the lender can recover its money by selling the property.

Security: Your residential or commercial property
Loan amount: Usually 50% to 70% of property value
Repayment: Usually up to 15 to 20 years

Before you borrow

Read the Key Facts Statement

Ask the lender for this document. It shows the annual percentage rate (APR) and the charges, which tells you the real cost better than the interest rate alone.

Keep your EMIs affordable

A common guide is to keep all your EMIs together under about 40% of your monthly income, so a bad month does not put you behind.

Check prepayment rules

RBI rules bar prepayment charges on floating-rate loans taken by individuals for non-business purposes, when sanctioned or renewed on or after 1 January 2026. For business loans the rule depends on the type of lender. On fixed-rate loans, check your agreement.

Protect your credit score

Paying every EMI and card bill on time helps you qualify for better rates. Avoid applying with many lenders at once.

Be careful with upfront payments

Do not pay anyone an advance to “guarantee” a loan. No one can promise approval, because the lender makes the decision.
